Stop managing facility services by assumption.

Traditional FM workflows tell you what should have happened. Contactless FM helps show what actually happened, when it happened and whether the outcome met the standard.

The result is better visibility for owners, more productive teams for building service contractors, and a stronger experience for the people using the facility.

When Every Cleaning Hour Costs More, Data Matters More

When Every Cleaning Hour Costs More, Data Matters More

Rising janitorial wages and persistent workforce shortages are changing the economics of facility cleaning. Median hourly pay for janitors and building cleaners rose 26.7% between May 2020 and May 2025, and BLS projects roughly 321,800 openings a year through 2035. The answer isn't simply to spend more. It's to make every available labor hour count.

The Facility Manager's New KPI: Cost per Occupant

Cost per square foot tells you what your building costs. Cost per occupant tells you what it costs to actually use it. As hybrid work makes utilization less predictable, facility leaders need a metric that reflects how the building is really being used.

The 4 A.M. Problem: Do You Really Know What Happens in Your Building When No One Is Watching?

At 4 a.m., your building may be nearly empty—but your contracts aren't. Cleaning crews, security rounds and scheduled maintenance all happen when few people are there to verify them. Learn how contactless Proof of Presence closes the visibility gap and turns after-hours service into data you can act on.

A New Business Model for Building Service Contractors

Value-Based Cleaning

A New Business Model for Building Service Contractors

For decades, commercial cleaning has been priced on people, hours and tasks—inputs, not outcomes. Value-Based Cleaning™ replaces that formula with verified proof of presence, occupancy intelligence and AI-powered inspections, giving building service contractors a way to compete on results rather than price.

GateLIFT: Making Workplace Parking Access as Easy as Booking a Space

For organizations embracing hybrid work, managing workplace parking has become almost as important as managing desks and meeting rooms. Employees want to know they have a place to park before they commute to the office—and once they arrive, they expect getting into the parking lot to be simple.

Don't Spend More on Janitorial. Spend Better.

Value-Based Cleaning

Don't Spend More on Janitorial. Spend Better.

When cleaning standards slip, complaints increase, or restrooms aren't being serviced when they should be, the instinctive response is often the same: Add more labor. Increase cleaning frequency. Spend more money. But what if the problem isn't how much you're spending?

Demand-driven cleaning needs an operating process that works across sites, shifts and service providers. A practical starting point is to define minimum service standards, identify where occupancy changes cleaning demand and agree on when supervisors should adjust priorities. Invisible Sun's Contactless FM supports three connected steps: • Understand demand: occupancy data highlights usage patterns and areas needing attention. • Verify attendance: hands-free Proof of Presence records when personnel were present in designated service areas. • Review quality: AI-assisted inspections help evaluate conditions and identify corrective action. Presence alone does not prove that every task was completed or that quality met the standard. Pair attendance records with inspections and service requirements to assess performance. For large organizations, start with a representative group of sites. Review service gaps, response times, inspection findings and labor deployment before expanding the approach. The aim is to direct available cleaning capacity where it is needed and give leaders evidence for decisions across the portfolio. Demand-Based Cleaning reacts. Occupancy-Driven Cleaning anticipates. A restroom counter, a low-supply sensor, or a service request tells you where cleaning is needed right now. That is useful. What it does not tell you is whether Monday's 300 onsite employees and Wednesday's 850 should get the same service level. Occupancy-Driven Cleaning uses actual building utilization to align service frequency, staffing, and priorities with how the building is really being used. The missing half is verification. Occupancy data shows where cleaning was needed. Proof of Presence shows whether it happened, without smartphones, QR codes, or manual check-ins. The goal is not cleaning more. It is cleaning where the building is actually being used, and being able to prove it. https://lnkd.in/enPupvXn #OccupancyDrivenCleaning #DemandBasedCleaning #FacilityManagement

Many facility managers rely on demand-based cleaning, but this reactive approach often leads to wasted resources and inconsistent service. Moving to occupancy-driven operations allows teams to anticipate needs based on how a space is actually used. Frequently asked questions

Common questions.

What is Contactless FM?

Contactless FM is Invisible Sun's approach to facility operations that verifies service delivery automatically, without QR scans, manual check-ins or paper logs. It connects occupancy data, hands-free presence detection and AI inspections so facility teams can see what work was actually performed and whether it met the standard.

How does contactless proof of presence work?

A worker carries a hands-free credential and works normally. Beacon-enabled service zones detect arrival, departure and duration automatically, the platform records the service event and compares it with what was required, and managers receive verified records and exception alerts instead of another manual task.

What is Value-Based Cleaning™?

Value-Based Cleaning™ aligns cleaning labor with actual building usage, verifies that service was performed and measures the quality of the result. It is designed to improve compliance, recover productive capacity and demonstrate measurable value instead of relying on schedule alone.

How does Invisible Sun support the hybrid workplace?

Workspace Planning, powered by Ronspot, lets employees reserve desks, conference rooms and parking, while Occupancy Management measures how those spaces are actually used. Together they give facility teams a clearer picture of real demand for planning space and services.

Which industries does Invisible Sun work with?

Invisible Sun works with commercial real estate, healthcare, transportation, manufacturing, government and education facilities — environments where service consistency, compliance and utilization visibility matter most.
